Arrowood Project Stats 

Location and Transportation

  • The Arrowood project was located on a previously developed site. Constructing the project on a previously developed site avoided the development of environmentally sensitive lands like wetlands and prime farmland.
  • The project is located within a ½ mile walking distance to multiple food retailers and community services.
  • The Arrowood project is located within ½ mile walking distance of a metro rail line and 7 different bus lines.

 

Sustainable Sites

  • During the project’s design, the project team completed a site assessment in which the site’s typography, hydrology, climate, vegetation, soils, human health impacts, and human uses were analyzed. This allowed the project team to assess site conditions to evaluate sustainable design options and to inform related decisions about site design.

 

Water Efficiency

  • The project’s landscaping uses 65% less water then an average baseline building. All plantings selected for landscaped areas are native and adaptive species to the DMV region.
  • Using low flush & flow plumbing fixtures, the project has achieved a 32% reduction in its annual water usage when compared to a similar baseline building.

 

Energy and Atmosphere

  • By using conservation measures like efficient lighting/equipment, additional insulation, and adjusting the building’s window-to-wall ratio, the project reduced its annual energy cost by 22% when compared to a similar baseline building.

 

Materials and Resources

  • During construction, the project diverted over 75% of its construction waste from the landfill.
  • Through careful material selection, 20 of the materials selected for the project have a registered Environmental Product Declaration or a registered Health Product Declaration. These documents disclose the environmental and human health impacts of the production, instillation, and disposal of these 20 products.

 

Indoor Environmental Quality

  • All flooring, ceiling, and paint/coating products used on the project are certified by the California Department of Public Health as containing low volatile organic compound (VOC) emissions.
  • The project employed best management construction practices – such as limiting dust and moisture exposure of absorptive building products and replacement of HVAC system filtration – to ensure a safe work environment for the workers and a safe space for occupants after building turnover.
  • Smoking inside or within 25 feet of the building was prohibited during construction.
  • Thermostats have been installed throughout the project to allow occupants to control their thermal comfort.

 

Innovation

  • The project’s site was designed to incorporate elements that promote walking, biking, and other non-motorized transportation on the project site and in the surrounding community. Increased walkability reduces vehicle distance traveled, improves public health, and provides spaces for enhanced community participation.
